​How long does an attic conversion take?
​The duration of an attic conversion project depends on several factors, such as the size and complexity of the project, the level of customisation required, and the availability of materials and labour. We can provide a detailed project timeline customised to your attic's specifics.
​Does an attic conversion add value to a property?
​An attic conversion adds additional living space to a property, which can increase its market value. Will my attic conversation be labelled as habitable or a storage room?
The vast majority of attic conversations are labelled as storage spaces. A bedroom requires at least half the floor area to be at least 2.4 meters (nearly 8 feet) tall. If your roof is just over 8 feet, adding a large, flat dormer at the back can create a habitable space. However, if the roof is less than 11 feet, a dormer won't be enough to achieve bedroom status.
Applying for planning permission to recognise the attic conversion as a habitable space is expensive. Therefore, most people don't bother with the procedure of applying for permission after converting their attics.
Will an attic conversion affect my BER rating?
Converting an attic in an A2 and A3-rated home is not as simple or straightforward as in older homes. Creating a room in the attic means you are enlarging the usable size of the house.
However, your current BER rating applies only to the original spaces, not to the newly created spaces.
Moreover, if the newly created space is not compliant with the same energy standards, it will not achieve the same high rating. It will also lower the original house rating. Some steps we take to ensure your BER rating include matching the house builders’ engineering specifications in the attic and installing an airtight membrane around the attic space.
