Do I need permission to build and extension?

Planning permission is not always required when building an extensions. For example, if your extension does not increase your floor area by more than 40 square meters and is not higher that the existing roof you will not need to apply for planning permission.

Should I get a two-story extension?

Two-story extension are becoming increasingly popular and can be a great addition to your home. However, they are not always necessary. Consider the available space you have for the extension, the intended use, the cost, and if there are any other benefits.

Do I need planning permission for a two-story extension?

If the extension falls within the planning permission guideline the no, you should not need permission. You will need permission if the extension does not fit within the guidelines.

Will an extension add value to my home?

In most cases, yes an extension will add value to your home. Before you begin the build it is worth seeing what your property is valued at both without and with an extension.

Is planning permission necessary for an attic conversion?

Permission is not normally required for an attic conversion. However, if you extending the roof, adding a bay window, or making other structural changes to the existing roof then you may need to apply for planning permission.

Can my neighbour stop my extension or conversion?

If your extension or conversion fall within the guidelines and does not require planning permission, then no, they cannot prevent the build.

If you have had to apply for planning permission then your neighbour can object to the build. Even if a neighbour puts in an objection it does not mean that your application will be automatically rejected.

Does renovation work require planning permission?

If all the renovation work is internal, then you will not need to apply for any permission. Some external work does require planning permission but not all.

Can I build a granny flat on my property?

You can build a granny flat if you own the property and will be the owner of the granny flat. Other conditions must also be met for the granny flat to be legal. The flat must have a clear, separate and unobstructed pedestrian access and each property is limited to only one granny flat.
